Utility surveys are more specialised than topographical surveys and usually involve two‑person teams with dedicated detection equipment. Costs depend on survey extent, required confidence level and how congested the underground environment is likely to be.

What to Look For

• Small targeted utility check areas: from around £800–£1,200 + VAT
• Typical development plots and access roads: £1,200–£3,000 + VAT
• Large or heavily serviced sites: £2,500–£6,000+ + VAT
• Higher PAS128 confidence levels require more time and therefore higher fees
• Heavily urban or industrial environments are more costly than greenfield
• Combined topo + utility packages are usually better value than separate visits

Pricing is based on area, number of streets or compounds, and the specification you or your engineer provide (for example PAS128 survey type and level). Having existing records and plans available can reduce uncertainty and survey time.
